This exceptionally beautiful estate, comprising 7 hectares of olive groves, vineyards, forests and open fields, is nestled in the Umbrian hills stretching above Lake Trasimeno. The breathtaking views are varied, with gentle hills dotted with olive trees and vines in the foreground and the imposing Apennine hills of southern Tuscany in the background. Monte Amiato, the highest mountain in Central Italy, forms the backdrop for the picturesque Tuscan towns of Chianciano, Chiusi and Montepulciano, which can be seen in the distance. It is a perfect location to explore the jewels of southern Tuscany and Umbria, with Perugia, Assisi, Orvieto, Montepulciano, Montalcino, Cortona, Pienza and many other Italian treasures within easy reach. Citta della Pieve, Paciano, Panicale and Castiglione sul Lago are just some of the beautiful small villages which can be found in the immediate neighbourhood. For those who love walking or cycling, there are endless walking trails and bike paths some of which start at the front gate. The 340 olive trees on the estate produce some of the finest olive oil to be found in Italy and have even won an award in recent years. The olive oil is available for purchase by guests, and any profits made from the sale of our olive oil is given to charity.

The main villa consists of 500sqm living space and has been painstakingly restored with the help of a renowned Roman architect as well as an interior designer from London. The oldest part of the house dates from 1667 and great care has been taken to maintain the original character and features while, at the same time, ensuring that there are all the home comforts associated with a property of this standard. The furniture is mostly antique, elegant and simple, and almost every room features some modern artwork which serves both to contrast and complement the old walls of the building. The entire property is characterized by its incredible light, both inside and outside, enhanced by the introduction of stone window cornices, angled so the light can stream into each room and, at the same time, allowing guests to enjoy the idyllic views. The accommodation is in the main villa, as well as a former farmhouse and barn, providing a total of 6 double bedrooms with en-suite bathrooms, as well as a number of sitting rooms, which can accommodate several children. All the bedrooms, as well as the ground floor of the main house, have air conditioning. In the cellar of the main house, there is a Cinema room with high quality sound and projector equipment and a modern fireplace, a multi-purpose play area, a small Spa area with sauna, as well as the wine cellar, which is well stocked with high end Italian and French wines.

The gardens are kept simple, with large lawn areas and mature trees. Several pergolas provide shaded sitting areas to shelter from the midday summer heat, and a natural water font as well as a small pond, are beautiful spots to just sit and relax. The large pool (15 x 5m) is surrounded by a lovely lawn, shaded sitting areas, an outdoor shower and a pool room which also has a toilet. The former stables have been transformed into a multipurpose area with a beautiful 20x10m lawn, covered by a large sail to provide shade from the summer heat. Table tennis, table football, trampoline and an area with football goals, are just some of the activities available here. The open-plan inside areas can also be hidden by curtains to transform the area into a serene yoga or meditation area. The surrounding land is made up of fields and olive groves. The forest is mature and has been cleared to allow for beautiful strolls. Further up the hill are the main olive groves and the small vineyard. While an ideal property for families with children, very young children need to take special care because neither the pool, the font nor the pond, are fenced in. 3 cots, 3 highchairs and a selection of children's books, toys and DVDs are available at the property. A welcome basket of local produce is awaiting guests on arrival.

Main House
Ground Floor
Kitchen, equipped with a La Cornue Grand Chef cooker, leading to a large open-plan dining room and sitting area with an open stone fireplace. Also on the ground floor, with a separate entrance, is a studio apartment with twin bedroom, suitable for wheelchair access.

First Floor
Large sitting area with fireplace, a library and a TV corner. Master double bedroom, with a freestanding Victorian bathtub and a hidden shower room (through the library), a twin bedroom with its own en-suite bathroom, as well as a further studio apartment comprising of a twin bedroom, bathroom and sitting area which can also sleep a child.

Lower Ground Floor
Cinema room with high quality sound and projector equipment and a modern fireplace, a multi-purpose play area, a small Spa area, as well as the wine cellar.

Farmhouse
A two level former farmhouse has a large double bedroom with open fireplace, a small children’s bedroom with bunk bed, a spacious bathroom as well as a large kitchen/dining/sitting area. There is ample room for a family with 2 or more children to sleep comfortably in this space.

Barn
Finally, there is a further double bedroom and en-suite bathroom in a former barn which has been kept in its original structure to provide for romantic accommodation.

Staff
Daily housekeeping included 4 hours a day, 5 days per week, plus weekly clean, linen and towel change. Full time custodian who takes care of the garden, land, pool and any repairs which may need to be done. The resident staff live in discreet accommodation in the stables. Also included a propery manager for up to 10 hours per week. He speaks a little English and will be there to welcome the guests and answer any questions (the custodians speak no English). He is also a trained chef and prepares excellent Italian cuisine, both local and Piemontese, on request. Additional services available on request: Private chef for breakfast, lunch and dinner Honesty bar: a second fridge in the pantry filled with glass bottled water from Umbria, beer, red and white wine as well as spumante.
